A snagging survey is intended to check for problems with a new-build home, usually before it is purchased;


  • They are best carried out after all building work has been finished, but before legal completion of the purchase.
  • They should be carried out on properties which have been fully completed and are ready for occupation
  • Some developers will not allow snagging inspections to be done before completion.   You should check with your developer that a snagging survey can be carried out prior to purchase. 
  • Your conveyancer may be able to intervene and help arrange access.



You can have a snagging survey done within the first two years of purchasing a new-build home, and the developer should still repair any defects reported within this period, but it is often harder to get any repairs - especially minor ones - carried out.

It is often a good idea to have a Level 1 Home Survey Condition Report carried out at the same time as a snagging survey, which will provide further comfort and advice about the property as a whole.
