Electrical Installation Report
An electrical services report (EICR) includes:
- Electrical Installation report to BS 7671: 18th edition standard
- A complete test and inspection of the electrical installation
- Circuit testing and descriptions
- Any areas which are dangerous or need improvement
- Expert advice and estimates for any rectification
An electrical home service report can be carried out on your own home or building project, on a property you are considering buying, and on a rental or buy-to-let investment.
It is important that you are fully satisfied that any installation you are responsible for is compliant and safe, and that you understand the extent and costs of any repairs that may be needed.
If no recent electrical test certificate is available, you should normally arrange for an independent electrical inspection in addition to a level 1, 2 or 3 Home Survey Report
Boiler, Plumbing and Heating Report
A Home Services Report (HSR) includes:
- Full gas safety inspection on the condition of the boiler.
- 16-point assessment of the property's plumbing
- 16-point assessment of the property's heating system
- Accompanying photographs
A boiler, plumbing and heating report can be carried out on nearly any domestic property, and is usually necessary for any property you are considering buying if no recent test certification is available.
It is particularly important for older or run-down property, where any necessary repairs or replacement cannot always be easily seen and can often be costly.
