The RICS Level 2 Homebuyers Report is an intermediate-level report which is more extensive than the Level 1 Report.  It is generally suitable for;


  • conventional houses, flats or bungalows, and
  • built from common building materials,  and
  • usually built no later than the mid-twentieth century (typically around 1950 or later), and
  • are in reasonable condition, and
  • have not been significantly altered or extended


This intermediate level of service includes a more extensive visual inspection of the building, its services and grounds, but still without tests.   The report describes the condition of the different elements and provides an assessment of the relative importance of the defects and problems.
