RICS Insurance Valuations

You can estimate the typical rebuilding cost of a conventional residential property using the free online tool provided by the BCIS and ABI here.


For more bespoke properties, we can provide insurance valuations to calculate the rebuilding cost (sometimes called the 'reinstatement cost') of a property.  This is usually needed for mortgage or insurance purposes and is not the same as the market value of as property. 


The market value does not usually reflect the construction (or reconstruction) cost of a property, but is usually driven by market demand, the property's type and style, the accommodation and  of course, location. 


The rebuilding or reinstatement cost is normally based on a 'worse case' scenario of the building being damaged beyond reasonable repair, and includes for demolition of the remaining structure, professional fees and overheads to rebuild the property back to current building standards.
